We start with a free on-site consultation to understand your ideas, needs, and vision for the project. This allows us to assess the space in person, discuss your goals, and offer expert advice on how best to bring your project to life. It’s a no-obligation meeting designed to give you clarity and confidence before moving forward.

Design Stage

All projects require some level of drawn plans in order to provide accurate pricing. After the initial consultation, if you decide to proceed, our team will prepare concept plans. If the project requires consent, we’ll advise you and may engage a draftsman or architect to assist. These plans will then be submitted to our pricing team.

Using the information gathered during the consultation and the design stage, our pricing team will prepare a detailed and transparent quote. We’ll meet with you to review the quote together and explain what’s included in the scope of work. You’ll have time to consider the proposal and request any changes before committing. A preliminary project timeline will also be provided at this stage.

Once you’re happy with the final plans and quote, we’ll prepare a comprehensive contract for you to sign. This will outline the full scope of work, project milestones, and a realistic completion date.

Throughout the project, you’ll have access to our client portal, where we’ll share regular updates, progress photos, and key milestones to keep you informed every step of the way.

Completion

Once construction is complete, we’ll carry out a thorough quality checklist to ensure everything meets our high standards. We’ll then walk you through the finished project and hand over your completed home or renovation. 

We also check in with you three months post-completion to make sure everything is going well and to address any questions or concerns you might have. Your long-term satisfaction is important to us.

Contract Type

Your Choice, Your Confidence

At New Construction Taupo, we understand that every project is different. That’s why we offer two contract options, giving you the flexibility to choose the path that best suits your budget, timeline, and transparency needs. 

Cost Plus Contract

Transparent & Flexible

If you’re after full visibility on where your money is going, our Cost Plus Contract offers a transparent approach that keeps you informed every step of the way.

With this option:

  • Labour is charged at $80/hour.
  • A 15% mark-up is applied to all materials, labour and subcontractor invoices.
  • You receive regular breakdowns of actual costs incurred.

Need an Estimate for Finance?

If you’re working with a lender, we can arrange an estimate through our trusted Quantity Surveyor (QS), who is familiar with our team and the local building environment. This estimate is typically delivered within 48-72 hours, with the cost of $2,500 passed directly to you (no markup from us).

Once finance is confirmed, we proceed under the Cost Plus agreement, getting your project moving without delay.

Fixed Price Contract

Certainty & Simplicity

Prefer a clear, all-in price from the start?

Our Fixed Price Contract gives you upfront certainty and detailed documentation before the build begins.

  • We carry out a full scope review and request quotes from all subcontractors involved.
  • You receive a comprehensive quote with a detailed specification of what’s included.
  • This process usually takes up to 6 weeks, allowing time for accurate pricing and coordination.

Due to the time and resources required to prepare a fixed price quote, we charge a fixed quoting fee of $2,000 for this service. However, this fee is only invoiced if you choose not to proceed with us. If you move forward with us for your project, the cost is absorbed into your contract.
