Yes. Matt, our Director and Project Manager, holds a Carpentry Licensed Building Practitioner (LBP) license and we are fully insured for your peace of mind. We carry General Liability, Statutory Liability, and LBP Professional Indemnity insurance. For more information on the importance of using an LBP, visit lbp.govt.nz.

As early as possible. Involving us from the start helps with decisions like section choice, design feasibility, and material selection, which can save time, money, and stress later.

Absolutely. We handle all required documentation and liaise with the council to ensure a smooth consent process. Most consents take 4–6 weeks, depending on the project’s complexity and council workload. 

Many projects do, especially if they involve structural changes, new builds, drainage, fireplaces, or decks/retaining walls over 1.5m. Not sure? Give us a call to discuss your project.

It depends on the scale. New builds often take 6–9 months, while renovations can range from a few weeks to several months. We usually provide a timeline specific to your project at the quoting stage.

Yes. We offer both fixed-price and cost-plus (charge-up) contracts. Fixed-price gives you cost certainty, while cost-plus may suit more complex or evolving projects. Checkout our process page for me information.

PC (Prime Cost) Sums and PS (Provisional Sums) are allowances included in your quote for parts of the project that haven’t been fully specified.

  • A Prime Cost (PC) Sum is an estimate for supply-only items such as tapware, tiles, or appliances where the exact product hasn’t been chosen yet.
  • A Provisional Sum (PS) is an allowance for work where the exact scope or cost is uncertain. For example, excavation or siteworks and it includes both labour and materials.

If the actual cost is different from the allowance, your final bill will be adjusted accordingly. We work hard to reduce PC and PS Sums early in the process to give you more cost certainty.
